# Livigno

All the information you need for your stay with Livagea.

The purpose of this regulation is to ensure that all guests have an orderly, peaceful, and, above all, correct use of the rental accommodation facilities.

This directive has contractual validity between the hosting facility and the Visitor, so the act of requesting a stay in the facility and the actual reservation confirmed by the LIVAGEA agency implies a total acceptance of the provisions presented here. Failure to comply with what is established by this regulation will result in the immediate expulsion of violating guests from the facility and the subsequent reporting of their actions to the competent authorities.

  1. Parents (or those who have legal authority) are fully responsible for the actions committed by their underage children within the facility, and it is their duty to ensure respectful behavior towards third parties.

  2. Unaccompanied minors will be admitted to the facility only if they have a release document signed by the parents (or legal guardians) including contact details and a copy of the identity document.

  3. Access to the accommodation facilities by people not listed in the reservation is prohibited primarily by law, both to ensure the tranquility and safety of other guests. The exception to this requires explicit consent from the Management. Any presence of unauthorized individuals will be reported to the competent authorities, and extra charges will be applied from the first day of reservation. The Management reserves the right to terminate the accommodation contract with the client unless it is exceptionally decided to allow the stay of extra persons, with additional charges.

  4. If it is necessary to carry out extraordinary work during the stay, the client is required to provide access to the facility and agency staff.

  5. Visitors are kindly requested to communicate any specific needs during the booking phase, such as special requests regarding accessibility or the use of specific services, in order to consider and, if possible, fulfill them.

  6. The security personnel, as well as the Management itself, are responsible for enforcing the rules of the Regulation for everyone.

  7. In accordance with current Italian laws, the Management has the right to remove without notice anyone who does not comply with the regulations or acts in a way that causes damage or disturbance.



Reservations and Payments

  1. Reservations can be made through the livagea.it website, by phone or via email.

  2. To confirm the reservation, a 30% deposit of the total amount of the stay is required. This deposit can be paid using a credit card or by bank transfer.

  3. The remaining amount must be paid at the time of check-in.

  4. If a guest were to cancel the reservation, the deposit will be retained or refunded following the following cancellation guidelines:
  • Up to 45 days before: no penalty charge.
  • From 44 to 30 days before: 30% penalty of the total amount of the stay.
  • From 29 to 15 days before: 70% penalty of the total amount of the stay.
  • From 15 days to arrival: 100% penalty of the total amount of the stay.

    5. If a guest decides to leave earlier than the agreed-upon date, they are not entitled to any refunds.

    6. Rates are calculated on a daily basis, regardless of the arrival time.



Arrival and Departure

  1. Check-in and guest registration can take place at our office located at Via Saroch 403 or directly in the apartment. We kindly ask customers to communicate, at least 3 days before departure, an approximate arrival time in Livigno, along with flight details (in the case of air travel).

  2. Upon arrival, a copy of a valid identification document is required for each guest (adults and children) and the remaining balance of the reservation must be paid.

  3. The check-in time is between 4:00 PM and 10:00 PM on the expected day of arrival. If the guest wishes to check in at a different time, they are required to contact the Facility to arrange this agreement in advance, with an additional cost.

  4. During the registration process, a pre-authorization of €150.00 will be required via credit card, which serves as a security deposit. Customers without a credit card or with insufficient credit are required to make the payment in cash. The deposit will be refunded at the time of check-out, after verifying the absence of damage to the property and compliance with behavioral rules.

  5. The deposit serves as a guarantee for possible damages to the property. However, it is not included in the rental fee and cannot be considered part of it. The deposit is fully refundable, provided that the following conditions are met:

    - No damage to the property or the surrounding environment, beyond normal wear and tear.
    - Correct waste disposal and recycling, using the appropriate containers provided by the Municipality of Livigno.

    - Used dishes and pots must be cleaned and put back in their respective cabinets.
    - Return of the keys in the apartment or to the Management at the time of check-out.
    - Any outstanding payments must be settled before departure.
    - Compliance with the check-out time without delays.
    - No loss or damage to the set of sheets and towels.
    - No eviction by the owner, their representative, or law enforcement.

  6. On the day of departure, the apartments must be vacated by 9:00 AM and the keys must be left in the apartment or handed over to the assigned staff for inspection (please report any breakages or deficiencies).

  7. The amount balance must be settled on the day of arrival; any damages or breakages must be reported and paid for before departure.

  8. At the discretion of the Management, customers may be granted total or partial use of structural services (common areas, ski storage, sauna, late check-out) even after 9:00 AM on the day of departure, if possible. In the event of approval, customers must strictly adhere to this regulation and the current rules until departure, and pay any additional charges required for the use of such services.



Environment and Energy Saving

  1. Please adhere to responsible behaviors regarding the use of electricity, water, and heating, in order to avoid unnecessary waste.

  2. Kindly turn off unused lights and electronic devices and avoid leaving the tap open unnecessarily.

  3. It is kindly requested to follow the guidelines for waste management and for the separation of recycling (these guidelines are clearly indicated inside each facility).

  4. In the winter months, it is strictly forbidden to leave the apartment with windows open. This behavior, in addition to causing energy waste and environmental damage, could endanger the integrity of the system, increasing the risk of freezing. Furthermore, leaving windows open to keep the heating active is not allowed. Any customer who does not comply with this provision will be subject to an additional charge of €50.00 per day to cover the additional heating costs. Additionally, they may be removed from the facility for the safety of the structure and other guests.



Cars and Transportation

  1. Regarding apartments with outdoor parking spaces, one parking space is guaranteed for each apartment, regardless of its capacity.

  2. Access to the Limited Traffic Zone (ZTL) is granted for only one vehicle per apartment, as the Management is only allowed to register and communicate one license plate per apartment.

  3. If available, the covered garage can be used for an additional fee.

  4. Motorcycles and cars are required to park in specially designated areas.

  5. The Management has an unquestionable right to determine whether the guest's vehicle is parked correctly or in a restricted area. The Guest gives prior permission, without objection, for the forced removal of the vehicle and its placement in a location chosen by the Management, with additional costs borne by the guest.



Liability

  1. The facility assumes no responsibility for damages suffered by guests, damage to their property, or damage caused to third parties, regardless of whether they are caused by negligence or non-compliance with the provisions of this regulation.

  2. Furthermore, the facility is not responsible nor offers refunds for service disruptions or interruptions due to force majeure events such as lack of supply (energy, water, gas, connectivity), unforeseen equipment and system failures, loss of guests' objects and/or valuables, even if a safe is present in the apartment (each guest is responsible for the proper custody of their personal belongings), damages resulting from force majeure events and nature itself (weather phenomena, natural disasters, epidemics, diseases, falling trees or branches or natural products, strong winds, accidents, vehicle damage or theft in the parking lot or in the facility area). No discounts will be granted for presumed service disruptions resulting from the aforementioned events upon departure.



Sauna, Turkish Bath, Pool, Barbecue, and Additional Services

  1. The Facility provides guests with the services listed in the detailed description available on the livagea.it website, in addition to those specified in the booking confirmation. Any extra services not mentioned may be made available by mutual agreement between the parties and with an additional fee.

  2. The use of the sauna, if available, is allowed exclusively to guests of the facility from 09:30 AM to 10:00 PM. In order to preserve hygiene and ensure the tranquility and privacy of guests, sauna use is strictly limited to the above-mentioned hours.

  3. Showering before entering the sauna is mandatory for hygiene reasons.

  4. Young people under 18 years of age can use the sauna only if accompanied and under the supervision of parents or legal guardians.

  5. Speaking loudly in the sauna is prohibited.

  6. For hygiene reasons, it is necessary to cover the seats with towels or bathrobes before using the sauna. Towels are provided by the facility and are assigned for the entire duration of the stay; they must be returned on the day of departure and must not be used for purposes outside of the sauna.

  7. Smoking or consuming food inside the sauna or in its immediate vicinity is not allowed.

  8. The use of the barbecue is allowed to guests of the facility from 09:00 AM to 10:00 PM. In order to ensure the privacy and tranquility of guests, using the barbecue outside of these hours is strictly prohibited.

  9. After using the barbecue, please leave the area clean and in order and make sure the fire is completely extinguished.

  10. Guests are kindly requested to report any problems with the offered services to the Management, in order to allow timely repair interventions.



Pets

  1. The presence of pets may be allowed at the Facility only with prior authorization from the Management.

  2. The guest is obliged to promptly inform the Facility at the time of booking if they intend to bring pets, and to comply with all directives given by the Management to ensure harmonious coexistence with other guests.

  3. The guest who decides to bring a pet during their stay is fully responsible for the animal's behavior. Therefore, they are required to supervise it carefully and ensure that it does not cause any damage to the structure or common areas.

  4. Leaving pets unattended is strictly prohibited both inside and on the balconies, as well as in common areas and outside the facility.

  5. The guest is required to provide all the necessities for the comfort of the animal. It is strictly prohibited to use bed linen and bath towels for purposes related to the animal, such as grooming or as a bed. Any traces (hair, excrement, or other) on the linen or beds will result in a charge to the customer for the washing or replacement of the contaminated item.

  6. It is absolutely prohibited to allow the animal on beds, sofas, chairs, tables, bathtubs, or showers.

  7. Guests accompanied by animals must strictly adhere to the regulation, especially regarding the respect of quiet hours. In the event that an animal disturbs during these hours, it is mandatory to immediately remove it from the facility.

  8. The daily supplement charged for each animal and for each apartment is intended to cover the additional time necessary for room cleaning. Please note that no food or bedding will be provided for the animals.

  9. The decision to accept the presence of animals is at the discretion of the Management. However, the Management also reserves the right to refuse animals if their presence has not been reported at the time of booking. This measure is due to the fact that some facilities may not accept animals. Please note that the Management assumes no responsibility and declines any commitment to seek alternatives to the booked facility in case the above-described regulation is not followed.



Code of Conduct

  1. Smoking is prohibited both inside the buildings and in common areas (ramps, space for ski storage, garage, etc.).

  2. From 10:00 PM to 8:00 AM, all guests must observe the quiet hours, adjust the volume of the television or radio to a low level, and communicate with a moderate tone of voice to avoid disturbing the other inhabitants of the house. Failure to comply with the above may require intervention from the Management or Security Personnel and will result in a charge or deduction of €50 from the security deposit.

  3. It is strictly prohibited to engage in behaviors that may cause damage to the ecosystem and the accommodation facilities.

  4. Entering the apartments with skis, snowboards, bicycles, or other similar equipment is not allowed.

  5. It is not permitted to perform polishing operations, blade sharpening, or general maintenance of bicycles or other equipment inside the facility, unless this is done in the rooms specifically indicated by the Management.



Arrival and Departure Transfers

  1. The Facility offers a paid transfer service for arrivals and departures, upon customer request to be submitted at least 7 days before arrival and containing the expected times.

  2. Considering possible delays in air, land, and sea transport, due to high tourist flow, customers must also communicate the boarding time of the flight to the facility, in order to allow the staff to calculate the approximate arrival and departure times to ensure the most convenient transfer possible.



Jurisdiction and Applicable Law

Italian law governs this contract. For any dispute related to the interpretation, execution, validity, or resolution of the contract, the competent court is that of Sondrio.



Changes to the Regulation

The Management reserves the right to make changes to this regulation at any time. Any changes will be posted on the livagea.it website.
